Where exactly

Porto Cervo, Pantogia and the marina
The village the Aga Khan built and the hills behind it. The marina apartments are the entry; the villas on Pantogia with the view of the harbour are the address.
Romazzino, Cala di Volpe and Capriccioli
The bays south of the village: the hotel beaches and the villas above them, where the trophy sales happen. Frontline here is the top of the Italian market.
Porto Rotondo and Punta Lada
The second village, quieter, with its own marina and a buyer base that is more Italian than international.
Baja Sardinia, the Maddalena side and Palau
The northern arc, outside the consortium rules, with more variety and lower prices. The place to buy a villa that can be extended.

The short version

A coast with a committee

The Costa Smeralda works because nobody can build on it. The consortium founded in 1962 still controls the architecture of every house within its boundaries, from the roof pitch to the colour of the render, and the commune adds a coastal planning regime that makes new plots close to fictional. The result is a fixed stock of villas on the best coast in Italy, and a price for them that has doubled twice since the millennium.

It is a summer market in the purest sense. The restaurants, the beach clubs and the marina live for ten weeks and shut. Buyers who understand that the house is a July asset with a garden are the ones who keep their houses; the others sell to them after three years.

Off-market is the norm at the top, because the sellers are the kind of people who do not want to be seen selling, and because the three or four agencies that hold the coast know every buyer already. The desk registers a mandate here with evidence of funds before it asks to see anything.

Who is buying

Milan and Rome first, then the Swiss, Germans, British and, at the very top, buyers from the Gulf and from the United States who arrive by yacht and leave by jet.

Buying notes

Italian process: registered compromesso, ten to twenty per cent deposit, each side its own agent, nine to ten per cent all in. Every alteration, including a pergola, needs the consortium and the commune; check what consents the existing house holds, because a villa that was extended without them cannot be sold in that state.

Questions buyers ask

Yes. The buyers here are not looking for value; they are looking for the coast their friends are on in August. What holds the value is that nobody else can build, and that is a stronger floor than a long season.

For the season, at rates that are the highest in Italy. A well-positioned villa earns its running cost in six weeks. The yield instrument with the Costa Smeralda profile and the honest number of weeks will tell you what is left.

It is the reason the coast still looks the way it does, and every buyer benefits from the rules that constrain them. Budget a year for any significant works and use an architect who has been through the committee before.
