Where exactly
The short version
A Tuscan estate is the one purchase on this list where the house is not the main thing. The land is: how much, how it lies to the sun, whether the olives produce, whether the vineyard is registered and in which appellation, what the access road does in February. The desk has seen buyers fall for a loggia and inherit two kilometres of unpaved track that a supplier will not drive.
The region is unusually cheap to hold. Italian annual taxes are modest, the exemption from capital gains after five years is real, and a restored farmhouse on ten hectares can be let for the summer at rates that cover the staff. The cost is in the works: a roof, a cistern, the electrics of a house that was a barn.
Prices are set by foreigners and always have been. Chianti trades in an international circuit of agents who know each other; the Val d'Orcia is protected to the point where almost nothing can be built and the existing houses are the whole supply. Off-market is less common than on the coasts because the buyers are further away, but the best estates still change hands between families.
Worth knowing
Who is buying
British and American families for fifty years, Germans, Swiss and Dutch, and a recent wave of buyers from Milan who used to go to the coast. The wine estates attract investors who want the label as much as the house.

Buying notes
The compromesso binds; the deposit is ten to twenty per cent. A geometra's survey of the planning conformity of every building is the most important document in a rural purchase, because unpermitted volumes cannot be sold. Costs run at nine to ten per cent all in, lower when the cadastral value is low, which in the countryside it usually is.
The hotspot vote
Questions buyers ask
Enough to protect the view and no more. Five hectares is privacy; twenty is a farm with staff, machines and obligations. Olive groves produce oil and expectations; vineyards produce a business. Decide which you are buying.
The taxes are. The maintenance is not: a stone house of six hundred square metres on land needs a person and a budget. The holding instrument with the Italian profile and the size set honestly is the right first step.
A pool almost always, with consent. A guest house only where a volume already exists to convert. New volume is close to impossible in the protected valleys, which is why existing outbuildings carry value.
Chianti for the wine, the restaurants and the hour to Florence. The Val d'Orcia for the landscape and the quiet, at the cost of being further from everything. The prices are similar; the lives are not.
