About Ranesta

What this is

Ranesta works in the part of the property market that has no shop window. Above a certain price, in the places private capital prefers, most houses change hands without a listing: a seller who does not want a photograph of the bedroom in circulation, a buyer who does not want to be a comparable. The desk sits between those two people.

Twenty-two hotspots carry the coverage: the Mediterranean coasts from Mallorca to the Costa Smeralda, the alpine villages, the capitals where money keeps a second address, and three markets across the water. For each we publish the Ranesta Index, the buying rules, what the desk is working on and the questions buyers actually ask.

Why the instruments

Almost every decision above five million is arithmetic that somebody would rather you did not do. What the house costs to acquire in that jurisdiction. What it costs to own while you are not in it. What is left after the exit tax in the year you are likely to sell. So we built ten instruments that do the arithmetic in the browser and tell you what the answer means, and we publish the assumptions so you can argue with them.

Nothing you type leaves your device. There is no analytics script, no advertising, no embedded map, no third-party font. The pages contact our own server only when you deliberately send something: a mandate, a seller enquiry, a dossier request, a message.

How the desk works

Buyers register a mandate in outline. Sellers instruct the desk quietly. When a house fits a mandate, the desk makes one introduction, under a non-disclosure agreement where the seller asks for one, and stays with both sides until completion. The desk is paid by the side that instructs it and says so before the first viewing.

Who makes it

Ranesta is published by NexTao GmbH in Düsseldorf. The journal accepts no payment for coverage and no gifted stays. Where a price appears it is a price a buyer could have paid, checked at the date on the page. The Ranesta Index is an editorial estimate, updated quarterly, and it is meant to be argued with.

Corrections

If a number here is wrong, write and it gets fixed with a note saying what changed. In this market precision is the whole product.
